Interior work generally doesn't require it. Anything that changes the exterior — windows, doors, siding, paint colors, decks, patio covers, egress window wells — goes through HRCA Community Improvement Services for architectural review. We prepare and submit that paperwork as part of the project.
Who pulls the building permit?
We do. Highlands Ranch is unincorporated Douglas County, so permits and inspections go through the Douglas County Building Division. We submit the drawings, manage plan review, and schedule every inspection.
How long does a basement finish take?
Most Highlands Ranch basement finishes run 8–12 weeks on site once permits are issued, plus a few weeks of design beforehand. Adding a bathroom or a conforming bedroom with an egress window extends that, since both bring extra inspections.
Can you remove the wall between the kitchen and family room?
